Due Diligence

Armed with the NCDOT reference number, engage in thorough research by using the Geographic Information System (GIS) numbers provided. This robust tool empowers you to assess critical aspects related to the property, such as zoning regulations, easements, and floodplains. Gathering this information is essential for making informed decisions about the property's suitability for your needs.



To ensure fairness and transparency throughout the process, a nominal $2 fee is required during the registration process on This fee serves multiple purposes. Firstly, it links your bidding account with your financial account, streamlining the transaction process. Additionally, it acts as a precautionary measure against automated bots and undesired bidders, contributing to a more genuine bidding environment.


Place Your Bid

Once you've successfully registered, you're ready to confidently submit your bid for the property you're interested in. Throughout this phase, anticipate a minimum waiting period of 10 business days to allow time for other potential offers to come in. To keep you informed and engaged, we'll send you timely email updates that provide information about competing offers and important auction end dates. If necessary, you'll also have the option to adjust your offering price during this waiting period to remain competitive.


Winning Bid

To be considered by NCDOT management, the highest bidding price must be upset by at least 5%. If your bid emerges as the winning one, you'll receive an invoice. This invoice is calculated based on the greater value between $350 or 10% of the bid price. It's important to note that this invoice is separate from the bid amount and does not contribute to the overall purchase price of the property.


Contract Preparation

Upon securing the winning bid, our team will initiate the preparation of contract documents. Once these documents are ready for your review and approval, we'll send them to you. Take your time to thoroughly review the contract documents and, if everything meets your satisfaction, provide your signatures. Subsequently, we'll proceed to submit these signed documents to the NCDOT for the next steps.


NCDOT Review

The NCDOT will conduct a comprehensive review of the contract documents. This review process involves meticulous scrutiny of both engineering and legal aspects. This thorough assessment typically spans a period of 60 to 90 days, ensuring that all relevant details are carefully accounted for and aligned with regulations and requirements.


Final Payment

Following the NCDOT's thorough review, a preliminary deed will be prepared based on the information provided during the auction bid. At this stage, your final payment will be due. This payment encompasses the total bid amount, plus an additional $31 recording fee. It's important to arrange for this payment to be directly remitted to the NCDOT, enabling the seamless online recording of your deed and finalizing the property acquisition process.
